After Hours Emergency Repairs

Under the Residential Tenancies Act, we advise that the following are considered `Urgent Repairs’:

  • a burst water service or a serious water service leak;
  • a blocked or broken lavatory system;
  • a serious roof leak;
  • a gas leak;
  • a dangerous electrical fault;
  • flooding or serious flood damage;
  • serious storm, fire or impact damage;
  • a failure or breakdown of the gas, electricity or watersupply to premises;
  • a failure or breakdown of an essential service orappliance on premises for hot water, cooking or heating;
  • a fault or damage that makes premises unsafe orinsecure;
  • a fault or damage likely to injure a person, damageproperty or unduly inconvenience a tenant of premises;
  • a serious fault in a staircase, lift or other common areaof premises that unduly inconveniences a tenant ingaining access to, or using, the premises.

All other repairs are considered routine repairs.

Paying for emergency repairs.

As a tenant, you can pay the repairer yourself and get the money back from the property manager, or get the repairer to bill the property manager directly. If you pay for emergency repairs, the cost must not exceed the value of 4 weeks rent.
